(b) When instructions are given for a sale by private treaty it is a matter for arrangement with the client at the time how the expenses, including any advertising expenses, should be borne.




5.      Sale or Purchase of Freehold and Leasehold Property by Private Treaty,  Auction or Tender:.
Minimum 2 per cent on the sale price. 
On Sale prices below $10,000. Fee $200.

NOTE 
According to Government Gazette recommendation
SELLING  AGENT COMMISSION   :   Minimum 2% of selling price;
BUYING   AGENT COMMISSION   :   Minimum 2% of selling price.


备注:

代理出售房地产佣金  :  至少售价的  2 % ;

         6.   Sale of Furniture, Trade Stocks, Plant or Machinery.
                  10 per cent on the sale price.

LETTINGS
(a) Should the rent be a progressive one, the commission is based on the average rent for the period up to the first possible break of the tenancy. When a premium is being paid, this should be taken into account.
7.        Letting of Furnished or Unfurnished Premises.
(i)    Where the letting is for twelve months or more — One month's rent. .
(ii)  Where the letting is on a monthly tenancy — Half a month's rent.

MANAGEMENT.
Note : —
"Gross rental" means the rent reserved under the lease or letting plus any incidental receipts collected and/or accounted for in the course of management.
"Monthly property" refers to the method of payment of rent and/or other charges, irrespective of the length' of the term for which the property is let.
The fees do not include the cost and expenses for supervision of repairs and maintenance of building. Such fees to be negotiated or by arrangements.

8.      Management of Property, including the Collection of Rents.
(a)   Monthly Property: 10 per cent of the gross rental.
(b)  Other Property: 7½  per cent of the gross rental.
(c) Estate/Complex: Where a property consists of numerous tenancies/ leases and/or land in hand and is of such a nature as to fall within the category of an Estate/Complex, a fee by arrangement having regard to (a) and (b) above.

租户付费

经纪佣金是 : 租金的 1 个月

短期租赁

代理寻找租赁房子,并签成少过 12 个月的 租约,
经纪佣金是: 租金的半个月

物业管理收费:

代理照顾管理个别单位,管理收费,
经纪收取管理费是: 每月租金的 10 巴仙 ( 10% ) 

或者 至少 每个月 S$ 100/=

RENTAL   AGENTS   COMMISSION
SINGAPORE  REAL  ESTATE  AGENTS  COMMISSION

This commission guide is for those who wish to engage the professional service of Singapore real estate agent to assist in selling, buying, renting, etc of Singapore properties.

One should note that it is by no means rigid, standardised in all cases, and it depends on the service level provided by the agents.

It is also subject to change from time to time depending on the market condition.



Private Properties Rental - Singapore

LANDLORD :

1 month's gross rental

(1 month's gross rental for lease between 12months to 24months,
plus additional 1/2 month for every subsequent 12months' lease renewal.


1/2 month's gross rental for lease less than 12months.)


TENANT:

1/2 month's gross rental (as service fee)

1. Payment upon execution of tenancy agreement.

2. For Co-broke transaction   :

landlord's agent collect commission from landlord
and tenant's agent collect from tenant.

No commission shall be collected by one agency from both landlord & tenant in the same transaction without prior knowledge or written consent of the landlord & tenant .



Singapore HDB Flat / Room Rental

Commission from Landlord :

1 month's gross rental

 (1 month's gross rental for lease between 12months to 24months, plus additional 1/2 month for every subsequent 12months' lease renewal.

 1/2-1 month's gross rental (as service fee)

(1 month's gross rental for lease between 12months to 24months,
and 1/2 month's gross rental for lease less than 12months - Short term lease.)

2. For Co-broke transaction :

RENEWAL LEASE

half-month commission for a One Year Tenancy Agreement /  Lease renewed.

one month commission for a Two Years Tenancy Agreement / Lease Renewed.

one and a half month commission for a Three Years Tenancy Agreement / Lease Renewed.



COMMISSION / SERVICE FEE FROM TENANT

Payment upon execution of tenancy agreement.

Agent's Commission
Agent's commission is negotiable,
It is common practice that commission is a
full month's rent for every 12 months of lease. 

This commission is paid by the landlord to the Landlord's agent,
and tenant pays to tenant's representing agent.

Some times, with two agents involved,
the tenant’s agents might share the landlord's commission
based on their prior mutual agreement
if the tenant does not pay commission.

This commission sharing practice is usually
valid for rentals above S$3,500.

With S$3,500 and below
both the landlords and tenants agents
collect commission from their respective sides.

In any case however, the agent may not
collect commission from two parties (e.g. landlord and tenant). 

The governement body CEA (Council of Estate Agents),
does not stipulate or contradict above commission practices,
however emphasizes that
the party who engages the services of an agent should pay for it.

Commission for yearly lease : 
1 month rent for every 12 months lease.

Commission for short term lease : 
1/2 month of the rent for any lease Less than 12 months.

Commission for Renewal Lease : 
1 month rent for every 12 months lease.
